Greece as a Leading Destination for Investment Immigration
Greece has evolved into a top destination for investment immigration, attracting an increasing number of non-EU citizens. Through the Golden Visa program, investors gain residence permits and access to the European Union, with real estate investment being the most popular choice. Major investors, fund managers, high-ranking executives, entrepreneurs, and retirees interested in investing in property are the primary groups showing interest in this opportunity. How the Golden Visa Attracts American Investors – A 33% Increase in Interest by Late 2024
The interest of American investors in Greece's Golden Visa program has significantly increased in recent years. According to an analysis by the international real estate company Astons, Greece accounts for at least 50% of Golden Visa applications from U.S. citizens, due to the attractive framework of the program and the developing real estate market.
Specifically, according to data from the Greek Ministry of Migration and Asylum, the United States ranks seventh among the countries of origin for Golden Visa applicants in Greece.
An interesting perspective is provided by the newspaper Kathimerini: "The interest of American citizens in 'golden visas' in Greece and Portugal has increased significantly after the recent U.S. presidential elections. Specialized consulting companies reported to CNN that the demand for these programs has soared, whereas previously applicants mostly came from countries with political and economic instability, such as China, Russia, and Turkey."
Based on Kathimerini's data, a total of 9,289 applications for residence permits through the Golden Visa program were submitted in 2024, corresponding to a minimum investment of 4.44 billion euros.
Comparison with Previous Years:
-
2023: 8,477 applications
-
2024: 9,289 applications
The increase in the minimum investment threshold from September 1, 2024, in areas such as Attica and Thessaloniki, does not appear to have reduced the interest of investors, including Americans. On the contrary, after Spain decided to terminate its own Golden Visa program, Greece has more strongly entered the investment immigration map.
Americans and the Golden Visa: Which Areas of Athens and its Suburbs are Preferred?
Luxury residences, seaside properties, and properties with historical value are those that attract the most interest from American investors.
The leading area here is the Athens Riviera: Kavouri, Vouliagmeni, Glyfada. The sea view and access, the beautiful landscape, the marinas, high-standard properties, improved infrastructure, the proximity to Athens International Airport, easy access to the historic center, and consistently affordable prices for foreign investors (compared to, for example, the French Riviera), as well as bright future prospects, make this 60-kilometer zone a dominant attraction for buyers. Explore the Athens Riviera.
Elliniko and the coastal zone from Faliron to Saronida are also prime investment destinations. Discover more about investing in Greek coastal properties.

In the rest of Athens, the historic center and Kolonaki are also highly preferred, while Kallithea is rising. Naturally, the Northern Suburbs like Ekali, Kifisia, and Marousi, with a focus on luxury homes, remain popular and valuable investment solutions. Learn more about property prices in Athens.
Is the Property Market in Greece a Good Investment for Americans?
The property market in Greece offers an excellent investment opportunity for Americans, as it combines affordable prices, high rental yields, and access to the European Union through the Golden Visa program. Find out more about investment opportunities in Greek real estate.
Compared to other European countries, the Greek real estate market remains relatively affordable, while popular areas such as Athens, Thessaloniki, and the Greek islands are experiencing significant growth. Additionally, the warm sun, the sea, the stunning islands, historical sites, Mediterranean lifestyle, and favorable tax conditions make Greece an ideal destination for residence or vacation homes.
With the continued growth of tourism and a relatively stable economy, the Greek property market offers long-term benefits, making it an attractive option for American investors. Of course, the strong connection between the U.S. and Greece, with about 1 million U.S. residents of Greek descent, also provides an added incentive for investment in the homeland.
